Lease abstracts, every term as amended and with its page
Send the leases and their amendments. You get back a lease abstract in Excel: every key term as it stands today, each one with the document, the page and the lease’s own words, plus a base rent schedule and the critical dates.

What people use it for
- Buying a property. Every tenant’s rent, term, options and rights on one workbook, ready for underwriting.
- Managing a portfolio. Expirations, renewal notice dates and rent changes in date order, so nothing is missed.
- Lender and investor files. An abstract where every figure points to the page it came from.
- Checking a rent roll. The terms the leases actually set, to hold a rent roll against. We can do that for you too: our rent roll reconciliation checks every line of your rent roll against the leases.
What you send
- Each lease, with every amendment, addendum, rider and side letter, as PDFs or Word files. Scans are fine.
- Any guaranty or other document that goes with a lease, if you have it.
What you get
- Leases. Each lease on one line: the premises, the parties, the term, today’s rent and the documents received.
- One abstract for each lease. The parties and guaranty, the premises and area, the term, the rent, operating expenses, the security deposit and allowances, renewal, termination and other options, and the other provisions that matter, such as use, assignment, parking, insurance and notice addresses. Every term gives the document, page and section, with the lease’s own words.
- Base rent schedule. Each space’s rent, step by step, as amended, with the rent for each period and each lease’s total.
- Critical dates. Expirations, renewal and termination notice dates and rent changes, in date order.
- Documents. Every document received, and any document a lease refers to that you didn’t send.
- Questions. Anything the documents can’t answer, in plain words.
How it’s checked
Every abstract is checked before it reaches you:
- Every term is checked against the lease’s own words on the page it gives, so a date, an amount or a name can’t drift from what the lease says.
- Every amendment is applied, and a term an amendment changed shows the amendment, not the original.
- The rent schedule runs from the first period to the last with no gap and no overlap, and a part month counts by its days.
- Every date that’s worked out, such as the last day to give a renewal notice, is worked out again from the lease’s words.
- The finished workbook is calculated again and each total compared, and nothing in it is cut off or hidden.
Questions
What do I need to send?
Each lease with every amendment, addendum, rider and side letter, as PDFs or Word files. Scans are fine. If a lease refers to a document you didn’t send, such as an earlier amendment or a guaranty, we name it on the Documents tab and ask you for it.
Which kinds of leases can I send?
Commercial leases: office, retail, industrial and flex. Several leases for one property go in one order, each on its own tab.
Are the amendments applied?
Yes. Every amendment is applied in date order, so the abstract shows each term as it stands now, with the amendment that changed it, its page and its words.
How do I know a term is right?
Every term on the abstract gives the document, the page and the section it comes from, with the lease’s own words beside it. You can check any line in seconds.
Will you ask me questions?
Only when the documents can’t answer something, such as an amendment that is referred to but missing. The questions are on their own tab, in plain words.
Is it legal advice?
No. It’s an abstract of what your leases say, for you to manage, underwrite or report with. It isn’t legal advice, an appraisal or an audit.
